"Success Track" Formula

These guidelines will provide you a “Success Track” for you to transition from a renter to a homeowner! With little money down and less than perfect credit you can still become a proud homeowner, using our EZ guidelines!

Imagine being able to “trade up” your existing home! Did your family outgrow your home during your ownership process? We can help – transfer to property with more room!! What other company can help you upgrade like that? (On the other hand, if life deals you a tough break – you can downsize to a smaller, more affordable property, too!)

You begin the home ownership process by starting at one of the following steps:

A) A 3-step Rent to Own Plan – move in with just a 2-month security deposit!
B) A 2-step Lease & Option Plan – move in with just 5% down!
C) A 1-step Owner Financing Plan – move in with just 10% down!

A) Rent to Own Plan
Rent to Own Plan steps up to a Lease & Option Plan, followed by the Owner Financing Plan.

The Rent to Own Plan is similar to a standard rental agreement except that you earn an opportunity to buy this house by following a few simple guidelines. The Rent to Own Plan is a trial period of one or more years. It is easy to move-up to the next level, which is a Lease & Option Plan.

Terms for the Rent to Own:

  • Move-in costs
  • Application fee - $39.50 (non-refundable)
  • First Month’s rent
  • Refundable Security Deposit equal to two months rent, on approved credit
  • Administrative fee - $195 (non-refundable)
  • Timely rent payments for a period of 12 (or more) months in a row.
  • After paying your rent on time for the 12 (or more) months, you can convert your Refundable Security Deposit to the Option Premium. The Premium on the Option needs to be at least 2.5 - 3% of the home’s value.
  • When you contribute additional money to your Refundable Security Deposit during your Rent to Own period you will be building up a reserve that you can apply to the Premium on your Option.

B) Lease & Option Plan
Lease & Option Plan steps up to the Owner Financing Plan.

The Lease & Option Plan is for a period of one or more years.

Terms for the Lease & Option Plan:

  • A Lease agreement that does not require a Refundable Security Deposit and is set for the same time period as the Option.
  • A Premium on the Option of 3 - 5% of the home’s value (which is subtracted from the price of the home) – or --
  • A Premium on the Option of only 2.5 - 3% of the home’s value (which is subtracted from the price of the home) and 12 (or more) on-time rent payments during the Rent to Own period.
  • Your Refundable Security Deposit from the Rent to Own period can be converted to the Premium on your Option.
  • When you pay extra to the Premium on your Option during your Lease & Option Plan, you will be building up a reserve that is subtracted from the price of the home at the time you convert to Owner Financing.
  • Timely payments on your Lease are necessary to keep your Option on this home.

C) Owner Financing Plan
The Owner Financing Plan makes it possible to finance the purchase of this home with absolutely no bank qualifying.

The Owner Financing Plan gives you the power to finance the purchase of your home with a Down Payment of only 10% of the value of the home.

  • If you are converting to Owner Financing from a Lease & Option Plan, the money contributed to the Premium on your Option will be applied to the Down Payment in Owner Financing (which needs to be between 8 – 10%).
